Legal Update – Switch on for electrical safety
Electrical safety inspections are set to become mandatory in the private rented sector under new Government rules.
The Ministry of Housing, Communities and Local Government has announced its intention to introduce legislation as soon as possible.
It means that landlords and letting agents will have to arrange for electrical checks at their properties every five years as a minimum.
There is no date yet for the implementation of the new rules but it is expected that there will be a phased approach.
The regulations for electrical installation condition reports (EICR) will apply to new private tenancies at first before extending to cover all existing tenancies.
The new inspections are much like the existing mandatory gas inspections, with tenant welfare and a drive towards higher standards at their core.
ARLA Propertymark, of which Chinneck Shaw is a member, has called for the Government to ensure that there is enough time for implementation to take place.
