The best laid plans….

You’ve seen your dream home, except that it needs an extension.

And it’s a deal breaker as you wouldn’t want to buy the property unless you are sure you can get planning permission for the extension. What should you do?

You could insist on a condition that makes the purchase dependant on planning permission being gained before any sale goes through.  Realistically, of course, any seller may well look elsewhere for a purchaser rather than go through any protracted planning process.

However, it is worth checking first if an extension would be acceptable to your local planning authority under permitted development rights which mean planning permission is not needed for building within certain limits.

Certain processes still need to be gone through with the local council but it is certainly worth checking before giving up on your dream property.
