Spooky season is here, but there’s nothing to fear about the property market. Although slow and steady on the surface, activity is bubbling away and the market is working relentlessly across the country this autumn.

October often sees a market split in two – those who need to move, willing to persevere regardless of external factors, and those who want to move, opting to sit tight until they find the perfect fit. Plus, with the government’s next budget update set for late November, there could be further change on the horizon.

Rental market trepidation

With recent rent price increases, there’s an even greater feeling of anticipation as we await the final version of the Renters’ Rights Bill. Set to be made law later this year or early 2026 – with the implementation date expected to be around March or April 2026 – this could significantly shift the amount of freedom tenants have.

Landlords are eagerly awaiting the Bill’s release to plan their next move, so across the rental market, we can expect the remainder of 2025 to be one of reactive change.

Portsmouth & Southsea market update

Activity has neither surged nor stalled in Portsmouth and Southsea as we draw closer to the end of a year filled with shifting expectations and political noise. People may be catching their breath after the busy back-to-school season, but local interest remains high.

In the South, there are 9% more homes for sale than this time a year ago, but across the rest of the country, there’s just 2% more homes on the market. This regional imbalance stretches into house prices too, with the North East seeing a 5.2% increase and the South seeing just a 1% rise.
