Portsmouth & Southsea: Market Update 2025

As 2025 unfolds, Portsmouth and Southsea continue to offer strong opportunities for homeowners and landlords alike. Despite national economic caution, local demand remains resilient, underpinned by affordability, lifestyle appeal, and strong rental demand. 

Southsea remains highly sought after. Its Victorian terraces, proximity to the seafront, and lively community attract professionals and families. Well-presented homes with gardens continue to command strong offers, and for landlords, long-term rental demand remains stable. 

Across Portsmouth, the market is more varied. Regeneration around Gunwharf Quays and the university quarter drives interest in modern apartments, while Old Portsmouth’s historic homes continue to fetch premiums. More affordable areas such as Copnor, North End, Fratton, and Buckland provide excellent entry points for first-time buyers and investors, combining lower purchase prices with strong rental demand. 

Spotlight: Fratton & Buckland – These neighbourhoods feature predominantly terraced two- and three-bedroom homes, often priced between £190,000–£250,000. Reliable tenant demand from students and young professionals makes these areas ideal for landlords seeking solid yields and low entry costs. 

Spotlight: Southsea – Premium homes here attract families and professionals, with properties often £300,000+. Rental returns remain strong, especially for HMOs or premium lets near the seafront and Common, offering stability and capital growth for investors. 

Mortgage rates have stabilised since late 2024, encouraging more buyers into the market. Energy-efficient upgrades continue to influence both saleability and rental appeal. The rental market remains a key strength, supported by The University of Portsmouth, the naval base, and a mobile professional workforce. 

Looking ahead: modest growth is expected through 2025. Buyers are cautious, sellers realistic, but Portsmouth and Southsea continue to provide reliable opportunities for homeowners and landlords seeking long-term value and strong rental returns.
