Insulation the key to lower bills, says expert
In news that may interest buy-to-let investors hoping to offer
property for rent with low fuel bills, an expert has emphasised the
potential good insulation has to offer towards lower costs and
improved energy efficiency.
Simon Church, Midlands project officer at energy efficiency
solutions provider eaga, stated in a seminar at the recent Landlord
and Buy-to-Let Show at Birmingham: "The majority of heat is lost
through the roof and currently building regulations call for 11
inches of loft insulation but the vast majority of properties out
there have less than four inches."
He added that homes built between the 1930s and mid-1980s had
cavity walls built without insulation inserted, noting that 1.75
million of these are still in such a state.
Such insulation can make a big difference, Mr Church said, as well
as double glazing, which he noted has strong draught-proofing
qualities.
Properties with good energy efficiency qualities may be more
attractive to tenants, because of their eco-friendliness and lower
bills.
The Energy Savings Trust has said that better energy efficiency
could save each household in the UK an average of £300 per
year.
